| "I got a call in late August from David Snyder after not having spoken to him for quite a while. It was one of those calls that get a Realtors heart racing. David used the pager function of our phone system and left me a message that he and his significant other had just wandered into an open house and liked it very much. They had been thinking of selling their two condos and purchasing a home together, and were doing a little preliminary work by “just looking around to see what was out there”. Well, they found a property that they really liked, but neither of their condos was ready to go on the Market yet. In years past this would have been a more difficult situation, and David and Beverly would have had to forego this unusual home unless they were further along in the selling process. However, in today’s ever-changing Mortgage Market where lenders have seen a drastic decrease in the number of loans because of the slowdown of the Refinance Market, ingenuity on the part of lenders has opened up new opportunities. Resourceful lenders have come up with interest only adjustable loan products with very low monthly payments that have allowed those in David’s situation to buy first and then sell their existing home later. This is not a solution for everyone. There is an element of risk. An unexpected calamity affecting the Financial Markets could leave someone halfway through the process, and owning two properties. If this were to happen, however, the mortgage payments on the interest only loan are generally low enough that a rental, if permitted, should easily cover the cost. For those with the financial resources to come up with the down payment these loan programs may offer a great opportunity.
As for David and Beverly, they bought their new home, and did everything we instructed them to do to prepare their properties to go on the Market. Both of their properties sold after the first week in multiple offers, and well above the asking prices.
